Not a Door Opener

In 2023 we opened plenty of doors but access to homes is not where our value lies.

In 2023 we….

  • Saved our buyers $587,000 in contract negotiations on price.

  • Negotiated $309,000 in seller-paid repairs.

  • Referred trusted contractors and tradespeople 125 times.

  • Saved our buyers $10,890 each month by negotiating interest-rate buydowns in 22 transactions, which resulted in our buyers purchasing with an average interest rate of 5.5%.

  • Helped two past buyers with land use and rezoning questions, ultimately referring them to two land use specialists that enabled them to partition their lots and make over $1m in the process.

  • Sold a home to a first-time homebuyer after working with him for 18 months to clean up his credit and save for a down payment. He has already gained $18,000 in equity.

  • Advised our buyers to withdraw from a purchase and sale on 3 occasions because of poor workmanship and permitting issues with previous renovations. Savings on this- endless!

Recent changes in our industry will not change how we advocate for our buyers. In fact, buyers will seek out better representation as they develop a better understanding of what to look for in an agent.

EQUAL PRIORITIES

When Representing Buyers

We have two equal priorities when representing buyers— to advocate and educate.

  1. To educate on the market, find the best possible home and then advocate and negotiate the best possible PRICE and TERMS. Price is just one element and one detail of any transaction. Interest rate, Buyer Agent Commission, closing date, occupancy, and repairs are other key details that need to be aligned.

  2. To educate on the process and make it as transparent and stress-free as possible. Every line of a purchase and sale agreement matters, with liabilities and deadlines to manage. Our 25-point contract-to-close system was thoughtfully designed to walk a buyer through each phase. Our goal is always to provide the most comprehensive, easy-to-follow explanations.

When seeking representation, how an agent negotiates and manages a transaction is so important. Ask a lot of questions and hire accordingly!
