Buyer Trepidation + Property Values

So when is the best time to buy a home? The best time is usually in the past, but ultimately, the best answer to help your buyers is to tell them the best time to purchase is when they are ready. On the other hand, it's equally as important to educate your buyers. Snag the graph below and start a conversation with your buyers about appreciation and the value of buying where you can afford. 

We can change final interest rates to 5-6% by negotiating buydowns. What we cannot change is affordability and appreciation. Waiting for interest rates to come down just does not add up.

The chart below shows the trajectory of mortgage interest rates compared to average home prices in the Portland Metro area over 26 years. The 1972 buyer who said they wanted to wait until rates came down would have had to wait for 26 years before that happened! BUT, that's not the worst part.

That same buyer lost out on a 700% return based on appreciation over the same 26 year period.
